RESPONSIBILITIES

Provide timely, accurate and relevant monthly reporting and input to Finance in line with agreed deadlines
Monitor the department’s annual budget and explain any variances identified
Manage rental collections in line with provisions for bad debt and cash flow targets and utility payments and corresponding recoveries from tenants
Manage timely, thorough inspection of buildings and facilities and submission of inspection reports in line with agreed deadlines.
Confirm and communicate protocols that govern authority to act as trustees, meetings to be attended, and rules that govern approval of expenses. The objective is to identify and focus on priority body corporates and managing agents, with priority based on exposure and potential risk.
Set, implement and track objectives to govern the attendance of AGMs and trustee meetings, the approval of maintenance expenses and the appointment of contractors.
Manage timely, thorough inspection of units and submission of inspection reports in line with agreed deadlines.
Set and manage alignment with tenant engagement protocol to provide a consistent, quality tenant experience, including vacations and new tenants moving in.
Set and manage alignment with an effective unit management protocol that ensures costs are minimised, property value is retained, and the tenant experience is positive.
Remain familiar with the appearance of buildings, facilities, and units to facilitate informed decision-making about maintenance, upgrades, tenant quality and rentals. Ethical Sourcing and managing and accreditation requirements of the customers

MINIMUM REQUIREMENTS

Graduate-level qualification in business administration and property management
Working knowledge of legislation that applies to managing sectional title properties.
Minimum of 10 years of industry-related experience, of which five years should have been in a management capacity leading a multidisciplinary department.
Practical orientation and experience in leading maintenance functions in the property industry
Data analytics and reporting skills.
Strong business and finance skills.
